Please read through all of the following rental information before booking your vacation with us.
BOOKING FEES
In addition to the rental amount advertised for a particular property and time frame the other fees are as follows:
- Administration Fee: A non-refundable, taxable Administration Fee is charged on every reservation.
- Accidental Damage Plan Fee: A non-refundable, taxable Accidental Damage Plan Fee is charged on every reservation. Payment of this fee protects you for up to $500 in the event of accidental loss or damage to the rental property that is not a result of negligence or willful conduct by you or others in your party. Terms and conditions of this coverage will be sent to you with your lease agreement. Some restrictions apply.
- Taxes: Tax rates are governed by the Commonwealth of Virginia and the City of Virginia Beach and are subject to change without notice. Currently, the tax rate is 16.5% (10.5% city and 6% state). The tax is applied to all rents and charges associated with a reservation with a length of stay of ninety days or less.
CANCELLATIONS
For new reservations, you can cancel within 24 hours of booking for a full refund with the exception of last-minute bookings. After that, cancel at least 30 days before check-in and receive a refund in your original form of payment, minus the booking fee and associated taxes. Learn more about worry-free booking.
TRAVEL INSURANCE
Travel insurance can help protect you against the unexpected, like sickness or a natural disaster. The insurance we offer includes coverage for trip cancellation or interruption due to listed covered reasons, and additional benefits like losses caused by travel delays or medical emergencies during your trip. BEACH ACCESS
Please use marked public walkways or stairs when accessing the beach. Walking on dunes is prohibited. Not all oceanfront properties have private beach access. Please contact a reservationist to locate the nearest beach access.
CHECK-IN AND CHECK-OUT
Properties are available for check-in after 4 p.m. Check-out time is 10 a.m. Many homes can be accessed via keyless entry systems without needing to check-in upon arrival—you will receive your entry code the day of your arrival via email. For homes without keyless entry systems, if you anticipate arrival after 5 p.m., please notify our office ahead of time so that arrangements can be made for keys and directions. Guestswho have prepaid their total balance and signed their lease agreement prior to arrival will be able to take advantage of our drive-through Express Check-In, with no need to park the car and stand in line.
DECK CAPACITY LIMITS
Deck capacity shall at no time during tenancy exceed that of the stated maximum property occupancy. Any injuries or damages resulting from negligence of this safety advisory will be handled per the Lease Terms and Conditions.
GRILLS AND PROPANE
Most properties include a grill. Grills are prohibited on decks except for gas grills provided by the property owner. In the event you need propane, you can come to our office during normal business hours and switch out a tank.
HOT TUBS & POOLS
Hot tubs and pools are serviced for each check-in. There will be no refunds for the failure or break-down of hot tubs or swimming pools.
LINENS & TOWELS
Linens and towels are provided for all rentals year-round. Beds will be made prior to arrival for all advertised bedding, except for top bunks. If you want to order additional towel sets or beach towels, they can be ordered online or you can call 800-695-4212. Ocean Rentals will deliver them to your vacation property.
The Linen Package provided by Sandbridge Realty will include the following per bed:
1 fitted sheet
1 standard bed sheet
1-2 pillowcases per bed type
The bath towel sets are included in this package and you will receive the following:
1 bath towel
1 hand towel
1 washcloth
1 bath mat per bathroom
A set of kitchen towels are also included. Please note: You will receive towel sets equivalent to the maximum number of occupants allowed in each home.
PARKING
Parking is permitted only in driveways. The number of parking spaces per property is located in the description on your property's webpage. Parking anywhere else may damage water lines or cause your vehicle to get stuck in soft sand.
PET-FRIENDLY RENTALS
Some of our rental properties are pet-friendly. A taxable, non-refundable fee will be charged for each dog, maximum of 2. Cats are strictly prohibited. For more information, view our rental terms.
REPAIRS/REFUNDS
The maintenance staff at Sandbridge Realty will make necessary repairs within a reasonable time. If mechanical systems malfunction, such as air conditioners and appliances, every effort will be made to correct the problem. There will be no refunds for the mechanical failure or break-down.
ROUTINE MAINTENANCE
It may be necessary for the Sandbridge Realty Maintenance Staff to enter the properties during reasonable hours to perform minor repairs. In the event repairs are needed, our office will make every effort to contact the guest prior to entering the property.
FIREPLACES
Only fireplaces which are described in property descriptions are for guest use. Fireplaces may only be used in the Off Season (October–May). In the event a fireplace is inoperable, there are no refunds.
MOTOR HOMES/RECREATIONAL VEHICLES
Parking of all vehicles must be on driveways. Recreational Vehicles (RVs) may not be plugged into electric or water at any property at any time. On-street parking is available in some locations and side streets.
TRASH & RECYCLING
All trash must be placed in large black cans located at your property. Trash not in black cans will not be picked up. You should have the cans at the curb early the morning of pick up or the evening before to ensure pick up. You will be held liable for trash that is not picked up. Condo properties have private trash pick up. Please see check-in package for instructions.
For properties that have a blue recycling bin, recycling is picked up every other Tuesday. If regular trash is placed in a blue recycling bin, the bin will not be emptied. Please contact our office for the recycling pick up schedule. There is one recycling location close to Sandbridge: Municipal Center parking lot, located at George Mason Drive and James Madison Blvd.
HOUSEKEEPING
Properties are cleaned after each guest. On top of our standard cleaning guidelines, we’ve launched expanded measures that meet or exceed CDC cleaning recommendations and align with guidance from hospitality industry experts. Learn more here.
THINGS TO BRING
We supply every home with a starter pack of toilet paper, paper towels, dish soap, and laundry detergent, but depending on the length of your stay and the size of your group, you’ll likely need to replenish these items. Here’s some additional things to keep in mind when you’re packing:

FREQUENTLY ASKED QUESTIONS
CAN I BRING MY BOAT, JET SKI, KAYAK, ETC.?
Sandbridge has a public kayak and canoe launch located just across from Little Island State Park at the end of Sandpiper Road. Many of our water view and bay properties have access to the bay via a private boat ramp or dock. Watercraft to be used in the bay should be limited to kayaks, canoes, jet skis, and motorized boats with a maximum water draw of 12”. Additional launch locations include North Bay Shore Campground, Rudee Inlet, Munden Beach, Horn Point, and West Neck Creek Marina.
DO YOU NEED A FISHING LICENSE FOR THE OCEAN OR BAY?
A license is required for all fishing in Virginia for individuals over the age of 16. Five day freshwater & saltwater and 10 day saltwater licenses are available for a reasonable fee at Walmart or you can purchase them online from the Virginia Department of Wildlife Resources.
WHERE CAN WE BUY FRESH FISH AND CRABS?
Locally caught seafood and fresh produce can be purchased at several nearby locations:
ARE FIREWORKS ALLOWED ON THE BEACH?
Fireworks are strictly prohibited in Sandbridge.
CAN I TAKE MY PET ON THE BEACH?
Dogs are permitted on the beach before 10 a.m. and after 6 p.m. Memorial Day through Labor Day weekend (season). Leash laws are in effect at all times, including the times pets are allowed on the beach in the off-season. Read our pet policies or search all pet friendly rentals.
ARE THERE LIFEGUARDS AT THE BEACH?
Lifeguards monitor Sandbridge Beach in two public beach areas (Sandbridge Market and Little Island Park, parking fee applies) from Memorial Day to Labor Day.
CAN I LEAVE MY BEACH GEAR ON THE BEACH OVERNIGHT?
No, beach gear and other personal items MUST be removed from the beach daily. Those in violation of this city ordinance will be fined.
WHEN ARE THE POOLS AND HOT TUBS OPEN?
Most of our pool and hot tub properties have a defined “Pool Season” as advertised on our website for each. Condo complexes also have a defined season for their community pools and hot tubs.
WHAT IS THE WEATHER LIKE IN SANDBRIDGE?
Sandbridge offers ideal vacation temperatures in the spring, summer, and fall seasons, with a year-round average hovering around 70 degrees.
HOW FAR IS IT TO THE BEACH?
Depending on where your rental property is located, the beach is just within a few feet! Public beach access ways are conveniently located throughout our community to ensure everyone can easily enjoy our white sandy beaches. Our world-famous oceanfront boardwalk located in the resort area of Virginia Beach is approximately 20- 25 minutes from Sandbridge.
IS THE BEACH PRIVATE?
The beach is public and available for everyone’s enjoyment.
ARE YOU CLOSE TO MAIN ATTRACTIONS?
Sandbridge Beach is close to main attractions like the Virginia Aquarium, Ocean Breeze Water Park, and Motor World, as well as our famous resort area, home to the boardwalk.
