We strongly recommend that you read through all of the following rental information before booking your vacation with us.
All properties in Sandbridge are privately owned and are decorated and equipped to suit the tastes and needs of the owner. Many amenities can be found in your own home and other amenities are geared towards providing you with a fun and relaxing vacation experience. If you have a specific need (i.e., elevator or pet friendly) please bring this to our attention while making your reservation. We will do our best to accommodate your request.
Weekly rentals are Saturday to Saturday from the week of Memorial Day through the week of Labor Day; however, shorter stays are also available on certain properties during the summer, and on most properties during the rest of the year. Availability by property is specified online. You may reserve a property by phone, on our website or in person. Our office will contact you within 24 hours of your online reservation to provide you with a lease agreement and request payment. The first payment is due within twenty-four (24) hours. The remaining balance is due forty-five (45) days prior to the check-in date. Reservations made with a check-in date of less than forty-five (45) days from booking date require payment in full within twenty-four (24) hours.

In addition to the rental amount advertised for a particular property and time frame the other fees are as follows:
A non-refundable, taxable Administration Fee is charged on every reservation.
ACCIDENTAL DAMAGE PLAN
A non-refundable, taxable Accidental Damage Plan Fee is charged on every reservation. Payment of this fee protects you for up to $500 in the event of accidental loss or damage to the rental property that is not a result of negligence or willful conduct by you or others in your party. Terms and conditions of this coverage will be sent to you with your lease agreement. Some restrictions apply.
Tax rates are governed by the Commonwealth of Virginia and the City of Virginia Beach and are subject to change without notice. Currently, the tax rate is 16.5% (10.5% city and 6% state). The tax is applied to all rents and charges associated with a reservation with a length of stay of ninety (90) days or less.
All cancellations must be made in writing, signed by the Tenant, and received by Sandbridge Realty via facsimile, email or U.S. mail prior to check-in date. Every effort is made to re-rent the property to minimize Tenant’s loss. Tenant will NOT be issued a refund if the reservation does not rebook and confirm with payment for the original rental term. If the property re-rents and confirms for the original rental term and the original gross rent, Tenant will receive a refund of monies paid, less an 21% cancellation fee (calculated on gross rent) and less non-refundable items including, but not limited to, Travel Protection Insurance and Special Occasion Event Fee. If the property re-rents and confirms for a portion of the rental term or lower than the original gross rent, the shortage between the gross rent for the original rental term and the gross rent for the re-rented term will be deducted, along with non-refundable items and an 21% cancellation fee, prior to issuance of any refund. Refunds, if any, will be issued within thirty (30) days of confirmed payment from replacement Tenant. Tip: Consider Travel Protection Insurance.
This insurance can protect you and your family from expenses you may incur due to illness, injuries, weather, and other unforeseen circumstances. For your convenience and protection, we have added the cost of a travel protection plan covering the amount of your rent. This cost is approximately 6.9% of the rental amount. METHODS OF PAYMENT
We accept cash, money orders, cashier’s checks, personal checks, certified checks, ACH Debit, or credit/debit cards. Personal checks are not accepted for reservations booked less than 45 days before arrival. Credit/Debit card payments are accepted. We take Visa, MC, and Discover.
*Repeat Tenants – Tenants have the option to make a tentative reservation for the following year for the same property and time frame as their current reservation. To take advantage of this option, you must place your reservation prior to the end of May of each year. On the first business day of June (excluding Saturday and Sunday), all open weeks become available on a first-come, first-served basis. All tentative reservations require a $100 holding deposit within 5 days to hold the reservation, with no additional billing until September of the current year. This holding deposit will be applied to the reservation balance, but becomes non-refundable in the event of cancellation. *New Tenants – On or about the first business day of June of each year all unreserved weeks for the following year are made available for reservations on a first-come, first-served basis. Your first 50% payment will be due at the time of booking.
*Some of our Premium Vacation Rentals require a 25% payment if you are a REPEAT RENTER and a 50% payment if you are a NEW RENTER to secure an advanced year reservation.
PAY YOUR WAY
Want to participate in our vacation Pay Your Way program? It’s easy! An initial deposit of 20% of the reservation total will be processed via credit card within 1 business day of placing your reservation. The balance will be divided into equal monthly payments and drafted from your U.S. bank account via ACH debit or credit card beginning one month after placing the reservation and ending 45 days prior to arrival. To be eligible for this payment option, there must be a minimum of four months between reservation and arrival dates. Pay in full at any time without penalty. A non-refundable Convenience Fee of 5 % of the total reservation cost will be added to your outstanding balance.
All Terms & Conditions on the Rental Agreement remain in effect, including, but not limited to, our cancellation policy.

Properties are available for check-in after 4:00 p.m. Every effort is made to ensure that all properties are clean and ready for occupancy. However, in some instances it is necessary to delay occupancy until the property is ready. There are no rebates for such late occupancy. If you anticipate arrival after 5:00 p.m., please notify our office ahead of time so that arrangements can be made for keys and directions.
*NOTE: If you are arriving early to enjoy more time on the beach, we suggest that you do not purchase groceries until after receiving your keys, as perishable foods may spoil.
Sandbridge Realty is pleased to invite our guests to take advantage of our “Early Check-In” program. Arrangements will be made to have these properties ready for check-in at 1:00 p.m. on check-in day, instead of the standard 4:00 p.m. check-in time. There is a taxable, non-refundable fee for this program, with a limited number of early check-ins available. Early check-in must be requested at the time of original booking, so be sure to make your request when speaking with our Vacation Specialists or when placing your reservation online (by checking the Early Check In box during the online booking process).
Tenants who have prepaid their total balance and returned their signed lease prior to arrival will be able to take advantage of our drive-thru Express Check-In, with no need to park the car and stand in line. You can hit the beach sooner with our Express Check-In!
AFTER HOURS CHECK-IN
Should you arrive after our office is closed, your package will automatically be placed in our Late Arrivals Box, located in the foyer of our office. This package will include instructions on how to reach your rental property.
KEYLESS ENTRY/SMART HOMES
Some of our rentals are Keyless Entry or Smart Homes which conveniently allows access to the property via a code. This code will be given to you on day of arrival, and by coming to our office to pick up your welcome packet. The access code will activate at time of checkin and will expire at time of check out. Re-entry is not possible after your code expires.
Check-Out time is no later than 10 a.m. Sorry, no exceptions. Our housekeeping staff must have ample time to clean and inspect all properties for the next arriving Tenants. Your cooperation in making this a smooth transition is greatly appreciated.
LINENS & TOWELS
Linens and Towels are provided for all rentals year round. This does not include monthly, winter, or long-term rentals. Beds will be made prior to arrival for all advertised bedding, except for top bunks. If you want to order additional towel sets or beach towels, they can be ordered online or you can call (800)695-4212. Ocean Rentals will deliver them to your vacation property.
The Linen Package provided by Sandbridge Realty will include the following per bed:
- 1 Fitted Sheet
- 1 Standard Bed Sheet
- 1-2 Pillowcases per bed type
The Bath Towel Sets are included in this package and you will receive the following:
- 1 Bath Towel
- 1 Hand Towel
- 1 Washcloth
- 1 Bath Mat per bathroom
A set of Kitchen Towels are also included.
*Please Note: You will receive Towel Sets equivalent to the maximum number of occupants allowed in each home.
Please use marked public walkways or stairs when accessing the beach. Walking on dunes is prohibited. Not all oceanfront properties have private beach access. Please contact a reservationist to locate the nearest beach access.
Parking is permitted only in driveways. The number of parking spaces per each property is located at the bottom of your property's webpage description. Parking anywhere else may damage water lines or cause your vehicle to get stuck in soft sand. On-street parking is permitted on some side streets. In addition, there are three parking lots operated by the city that offer both day and weekly passes. Two are located near the Sandbridge Market, and the third is located at the southern end of Sandbridge at Little Island Park. You can click here to purchase passes for these parking areas.
FAMILY GROUPS ONLY
As Agents for our property owners, we are only authorized to rent to family groups. No sororities, fraternities or other such non-family groups are permitted to rent. Should a party group occupy a property, we reserve the right to terminate the rental without any refund and to proceed with legal action to recoup damages. Please do not jeopardize your vacation.
WEDDING & SPECIAL OCCASION
With our coastal setting, Sandbridge Beach is the perfect venue for the next celebration you plan for your family or group. Sandbridge Realty offers a variety of homes that can comfortably accommodate larger parties in style. Please read the guidelines below for renting one of our Special Occasion Properties.
- A Sandbridge Realty staff member will be on site for the duration of your occasion to monitor parking, number of attendees, and noise levels. On the day of your function our staff member will meet you at the rental home for introductions. Our staff member will monitor the occasion from outside the rental home, so his/her presence will not interfere with your occasion.
- Maximum guest capacity for the date and time of your occasion cannot at any time exceed 75 persons.
- On-site parking is limited to the lease-holder and his/her over-night occupants (not to exceed the advertised property occupancy). Guests are not permitted to park on-site at the rental home, so you need to make alternative parking arrangements in advance of the occasion. Please arrange for your guests to use the public parking lot at Little Island Park (3820 Sandpiper Road) or the public parking lot next to the Sandbridge Seaside Market (209 Sandpiper Road). You may shuttle your guests in from these locations.
- If guests are using a valet company- the valet company information must be provided to our office 1 month prior to the event otherwise it will be assumed that all guests will be parked off site in one of the two public Sandbridge Lots. All Valet Companies need to coordinate with Sandbridge Realty so we can give them available parking options for their special occasion. Failure to communicate this information will result in vehicles being towed.
- A Special Occasion is defined as Weddings/Receptions, Corporate Events, Retirement Parties, or any occasion that exceeds the advertised occupancy of the home. Any occasion not approved by our Company is a violation of the lease and subject to immediate lease termination without consideration of a refund. Sandbridge Realty reserves the right to charge any guest in violation of the lease agreement the Special Occasion Fee for said property and a Security Deposit in the amount of $500.00 to the credit card on file.
- The non-refundable Special Occasion Fee is $1200.00 or $1700.00. A separate $500.00 refundable Damage Deposit will also be required.
- Special Occasion Liability Insurance Coverage is required and is provided as part of the Special Occasion Fee. (Note: The Accidental Damage Plan fee is not available for a Special Occasion).
- All persons, including Outdoor bands and DJs will have to follow Sandbridge Realty’s Policies concerning Deck Capacity and Virginia Beach Noise Ordinances. There is NO AMPLIFIED SOUND AFTER 10 PM AND BEFORE 10 AM.
- Contact an agent for vendor information when planning your event!
- Sandbridge Realty will make every effort to help make your vacation memorable and enjoyable. Refunds will not be made due to inclement weather. Sandbridge Realty does not offer refunds in the event of a hurricane evacuation.
DECK CAPACITY LIMITS
Deck capacity shall at no time during tenancy exceed that of the stated maximum property occupancy. Any injuries or damages resulting from negligence of this safety advisory will be handled per Section (8) of the Lease Terms and Conditions.
PETS AND PET LAWS
If you are bringing a dog, please be sure to select a property that allows them. A taxable, non-refundable fee will be charged for each dog, maximum of 2. This fee is used for additional cleaning and extermination upon departure. Cats are strictly prohibited! Animals found on or around a property that does not allow them are grounds for a $1000 fee, immediate eviction and total forfeiture of all monies paid. Additionally, city ordinances must be observed at all times. These include, but are not limited to, beach restrictions, leash laws and guidelines about cleaning up after your dog. Pets are permitted on the beach before 10 am and after 6 pm Memorial Day through Labor Day weekend. Leash laws are in effect at all times. If you want to board your pet locally, the nearest kennels to Sandbridge Beach are:

Telephones and Cable
The property phones are for your convenience and should be used for local calls only. These phones are protected with a long distance toll block. We ask that if you need to make a long distance phone call to please be sure and charge the call on a calling/credit card. Should any calls be charged to the property phone, you will be billed for the cost of the call plus a service charge. Please check your contract to make sure a phone is provided for your property. The property phone number can be found on your contract.
Cable or Satellite service is provided in all properties. Cable service does include HBO. Pay-Per-View is not permitted and is blocked for Tenant use.
The maintenance staff at Sandbridge Realty will make necessary repairs within a reasonable time. The earlier the repairs are reported, the sooner we can correct the problem. If mechanical systems malfunction, such as air conditioners and appliances, every effort will be made to correct the problem. There will be NO REFUNDS for the mechanical failure or break-down.
It may be necessary for the Sandbridge Realty Maintenance Staff to enter the properties during reasonable hours to perform minor repairs. In the event repairs are needed, our office will make every effort to contact the Tenant prior to entering the property.
GRILLS AND PROPANE
Grills are prohibited on decks except for gas grills provided by the property owner. Each year we have to replace decks due to non-observance of this local ordinance. Most properties include a grill. Unless otherwise specified on your contract, we cannot guarantee whether the grill is charcoal, electric or gas. In the event you need propane, you can come to our office during normal business hours and switch out a tank. You can also purchase after-hours from the Sandbridge Market, bring us your receipt and we will reimburse you.
HOT TUBS & POOLS
Hot tubs and pools are serviced for each check-in. Excessive sand, dirt or tanning oil found in tub will necessitate a cleaning fee, which will be charged to you. There will be NO REFUNDS for the failure or break-down of hot tubs or swimming pools. Pool and hot tub safety rules are provided to Tenants with the lease agreement. Please enjoy these amenities but follow posted rules. The pools are available for Tenant use during specified dates, found on your lease agreement, in our brochure, and on our web site. No earlier dates or extensions will be granted.
Many of our owners have closets for their personal items. The use or access of these locked closets is not included in any rental.
Please do not wash cars or use water carelessly. Keep conservation in mind!
Only fireplaces which are described in property descriptions are for Tenant use. Fireplaces may only be used in the Off Season (October thru May). In the event a fireplace is inoperable, there are NO REFUNDS.
MOTOR HOMES / RECREATIONAL VEHICLES
Motor Homes may not be plugged into electric or water at any property.
There is one recycling location close to Sandbridge: Municipal Center parking lot, located at George Mason Drive and James Madison Blvd. For those properties that have a blue recycling bin, recycling is picked up every other Tuesday. If regular trash is placed in a blue recycling bin, the bin will not be emptied. Please contact our office for the recycling pick up schedule.
An automated trash pick up system services Sandbridge. All trash must be placed in large black cans located at your property. Trash not in black cans will not be picked up. You should have the cans at the curb early the morning of pick up or the evening before to ensure pick up. You will be held liable for trash that is not picked up. Condo properties have private trash pick up. Please see check-in package for instructions.
Properties are cleaned after each Tenant. Please call our Housekeeping department at 1-800-933-4800, ext. 126 if the property is not cleaned to your satisfaction upon check-in.
Mid-week cleaning is available, at the expense of the Tenant, by contacting Housekeeping department for applicable charges. Cost for mid-week cleaning varies by property and must be ordered and paid for prior to check-in.
LOST & FOUND
Be sure to verify that you have all of your personal items prior to departure. Sandbridge Realty is not responsible for any items left in the property. In the event items were left at a property, they can be returned through UPS at the Tenant’s cost. Tenants are responsible for contacting the Housekeeping Department to verify receipt of lost items and to arrange for shipping. Lost and Found items unclaimed after 7 days are turned over to charity.

During the In and Peak Seasons, office hours are Monday through Sunday, 8:30 a.m. to 5:00 p.m. During all other Seasons, office hours are Monday through Saturday, 8:30 a.m. through 5:00 p.m. and closed on Sundays.

WHAT’S THE TEMPERATURE LIKE IN SANDBRIDGE?
IS IT POSSIBLE TO RENT A PROPERTY FOR LESS THAN A WEEK IN SANDBRIDGE?
During the Off Season, some of our rentals offer a 3 night rate. If offered, the price is advertised for each participating property. Reservations for fewer than 3 nights are not offered. Between Memorial Day and Labor Day, some properties allow shorter stays of less than 7 nights. Please call a Reservationist at 1-800-933-4800 for additional information.
CAN I BRING MY BOAT, JET SKI, KAYAK, ETC.?
Sandbridge has a public kayak and canoe launch located just across from Little Island State Park at the end of Sandpiper Road. Many of our water view and bay properties have access to the bay via a private boat ramp or dock. Watercraft to be used in the bay should be limited to kayaks, canoes, jet skis and motorized boats with a maximum water draw of 12”. Additional launch locations inclue North Bay Shore Campground (about 10 minutes away and current charge is $10), Rudee Inlet, approximately 20 minutes from Sandbridge, and Munden Beach, Horn Point and West Neck Creek Marina. DO YOU NEED A FISHING LICENSE FOR THE OCEAN OR BAY?
A license is required for all fishing in Virginia for individuals over the age of 16. Five day freshwater & saltwater and 10 day saltwater licenses are available for a reasonable fee at WalMart (757) 430-1836 or you can purchase them online at VA Dept. of Game & Inland Fisheries.

YOU CAN CALL THE BACK BAY WILDLIFE REFUGE AT (757) 301-7329 IF YOU HAVE ANY CONCERN RELATED TO OUR WILDLIFE. THE REFUGE IS HOME TO COUNTLESS WATERFOWL AND OTHER WILDLIFE LIKE DEER, FOX, FERAL PIGS AND A VARIETY OF TURTLES AND SNAKES.
Most of our properties provide Internet access free of charge to the Tenants. Tenants must have their own laptop, unless otherwise specified in the property amenities.
